It is important to understand it is not how much your house could be listed for but how to market your house so that it will be sold faster than others. Remember, a well organized marketing strategy is important for you to sell your home.  My service to you as your listing agent is my fiduciary duties to you.  I am a REALTOR® and I have the in depth training and more resources than a typical real estate agent.  I am a member of the National Association of REALTORS®, a member of the Virginia Association of REALTORS® and a member of the Hampton Roads REALTORS® Association.  I have  contacts with the other REALTORS® in the local market and I work with a network of top agents in the area which is beneficial to you in finding a buyer for your listing. 

It is very important to understand it is not how much an agent tells you what your house can be listed for.  If it is listed so high that your house is priced out of the market, then what good is it?   Your house will only sit and sit and it will not sell.   In reality, it is the today's market that price your house.  You have to base what your house worth on your competition; the neighborhood; the economic condition; buyer's perception of your house; buyer's financing and your house showing accessibility.  What you have to consider is YOU!  Why do you want to sell your house?  What do you really want?  Is your expectation unreachable in today's market?
